TERMS AND CONDITIONS
Arrival and Departure:
Guest can check-in at 4:00 PM during the Arrival Day of the guest’s stay. Guest can use the feature -direct check- in and will receive an access code on the Arrival Day of the stay via phone call or a text message to the phone number on file. Sunset Island Sales and Rentals will email detailed check-in instructions to Guest at least three (3) days prior to the Arrival Date. Early check-in (prior 4:00 PM on the Arrival Date) available only under special arrangements.
Guest must check-out no later than 10AM on the Departure Day of the guest’s stay. Guest can use the feature-direct check-out by leaving the premises of the property at 10AM. Guest code will be disabled after 10:15AM on the Departure Day. All keys, none disposable pool passes, fobs, and none disposable parking passes must be left at the property after check-out. If Guest has not left the premises of the property by 10AM on the Departure Date, guest’s credit card on file with Sunset Island Sales and Rentals will be charged $150 for every thirty minutes. Guest’s credit card on file with Sunset Island Sales and Rentals will be charged the cost of replacing any keys, none disposable pool passes, fobs, and none disposable
parking passes if guest fails to return to Sunset Island Sales and Rentals on the Departure Date.
Occupants: Homeowner has authorized Sunset Island Sales and Rentals to rent to family groups only. Non-family, non-chaperoned, groups under the age of twenty-five years old (25), high school or college groups are not permitted. The number of occupants must at all time follow the maximum Occupancy listed on the Agreement. The Guest who reserves the Property must be the person checking in and is required to occupy the Property and supervise all occupants and any permitted pets or service animals for the entire duration of the rental period. Any violation of these policies may result in cancellation of Guest’s reservation, denial of access to the Property, and/or removal of Guest and all occupants from the Property with no refund.
R-1 Property: If the Property is a Single-Family Home located in one of the Family Residential Districts in Ocean City, Guest must complete and return an Occupancy Form prior their stay at the Property. Form – Town of Ocean City Certification of Occupancy.
Payments: All Payments must be made by the Guest whose name and signature are on this Lodging Agreement and reservation. All forms of payment must be under the same name. If another person would like to make a payment to this Agreement, they must sign an identical copy of this Agreement.
Payment of Initial Deposit and Balance: At the time of booking, Guest shall pay the following charges, listed on Cover Sheet of the Lodging Agreement as follow:
A minimum of 50% of the Rent Amount;
Full Processing Fee as listed;
Travel Protection (if selected);
The remaining balance shall be due and payable no later than thirty (30) days prior to Guest’s Arrival Date as follow:
The remaining rent balance;
The prevailing Sales and Room Tax;
Applicable building registration fees;
The Linen Fee (if applicable) and prevailing Maryland State Linen Taxes.
Applicable Security Deposit or Damage Protection Plan.
Credit card on file with Sunset Island Sales and Rentals will be charged the Balance Payment (listed above) thirty (30) days prior to Guest’s Arrival Date, unless instructed otherwise. If the prevailing taxes at the time of occupancy are higher than at the time of Guest’s signing the Agreement, Guest is responsible for the difference and will be charged.
Valid Credit Card on File: If Guest pays Initial Deposit with a credit card, Guest authorizes Sunset Island Sales and Rentals to maintain the same card for collection of Guest’s Balance Payment and payment of incidental charges occurring during Guest’s stay. Guest must always maintain a valid credit card on file with Sunset Island Sales and Rentals.
Alternative Payments Methods: Different payment method than a credit card on file with Sunset Island Sales and Rentals are available. Please contact our office for more information if needed. Guest will be charged a $35.00 fee for each payment by check or ACH that is returned unpaid, denied, rejected, regardless of the reason.
Credit Card Disputes and Rejected Payments: If Sunset Island Sales and Rentals charges Guest’s credit card on file or another credit card authorized by Guest and Guest disputes this charge with their issuing bank and the dispute is upheld, Guest shall nonetheless remain liable for the amount of the charge if Guest’s liability is established under this Agreement.
No Smoking: Smoking of any kind (including e-cigarettes, vaporizers, medical marijuana) on the premises of the Property is prohibited. If Guest violates this provision, credit card on file with Sunset Island Sales and Rentals will be automatically charged an additional cleaning fee of $400.00.
Pets and Service Animals: Pets of any kind are not permitted on the premises of the Property (unless specified in the Property Information contained on the Cover Sheet of this Agreement). If the Property is designated as pet-friendly and Guest can bring a pet, Guest must complete and return a “Pet Addendum” to the Lodging Agreement. Homeowner of the Property may have pets at any time when Property is not rented by Guest. Homeowner or Sunset Island Sales and Rentals are not responsible for any allergic reactions resulting from Guest’s exposure. Guest will not be permitted to relocate from Property at any time due to sensitivity to pet dander, nor will receive any refunds or rebates.




**Tax not included in nightly rates** Check in time is after 4:00 PM and check out is before 11:00 AM. An early check-in or late check-out is available for a fee. All properties are non-smoking. By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Due to security reasons, software and or files may not be downloaded by guests on any in-home computer.
