Cancellations
Cancellation by Sunset Island Sales and Rentals
Sunset Island Sales and Rentals reserves the right to cancel this Contract at any time prior to the Guest’s arrival and refund all monies paid. The Property must be occupied by the undersigned Guest, and all occupants must be supervised by that Guest. Any violation of this Contract may result in removal and cancellation of the reservation without refund.
In the event the Property becomes uninhabitable prior to the Guest’s arrival, Sunset Island Sales and Rentals reserves the right to relocate the Guest to a comparable property, and no cancellation will occur.
Cancellation by Guest
In the event a Guest requests a cancellation, Sunset Island Sales and Rentals will make reasonable efforts to re-rent the Property.
• If the Property is re-rented for the same dates and at the same or greater amount, the Guest will receive all amounts paid under this Contract, less a fifteen percent (15%) cancellation fee.
• If the Property is re-rented for the same dates but at a lesser amount, the Guest will receive all amounts paid, less a fifteen percent (15%) cancellation fee and the difference between the original rental amount and the re-rented amount.
• If a cancellation is requested thirty (30) days or more prior to the Arrival Date and the Property is not re-rented, the Guest will forfeit one-third (1/3) of the total rental amount.
• If a cancellation is requested less than thirty (30) days prior to the Arrival Date and the Property is not re-rented, the Guest will be responsible for the full rental amount.
Terms and Conditions
Arrival and Departure
Check-in begins at 4:00 PM on the Arrival Date. Guests may use direct check-in and will receive an access code via phone call or text message on the day of arrival. Detailed check-in instructions will be emailed at least three (3) days prior to arrival. Early check-in is only available by prior arrangement.
Check-out is no later than 10:00 AM on the Departure Date. Guests may use direct check-out by vacating the property by 10:00 AM. Access codes will be disabled at 10:15 AM.
All keys, non-disposable pool passes, fobs, and parking passes must be left at the property. Failure to vacate by 10:00 AM will result in a charge of $150 for every thirty (30) minutes. Replacement costs for any missing items will also be charged to the Guest’s credit card on file.
Occupancy
The Property is rented to family groups only. Non-family groups under the age of twenty-five (25), including high school or college groups, are not permitted.
The number of occupants must not exceed the maximum occupancy listed in the Agreement. The Guest who reserves the Property must be present during the stay and is responsible for supervising all occupants, pets, or service animals. Violations may result in cancellation, denial of access, or removal without refund.
Payments
All payments must be made by the Guest listed on the Lodging Agreement. All payment methods must be under the same name. If another individual wishes to make a payment, they must sign a copy of this Agreement.
Initial Deposit and Balance
At booking, the Guest must pay:
• A minimum of 50% of the rental amount
• The full processing fee
• Travel protection (if selected)
The remaining balance is due no later than thirty (30) days prior to arrival and includes:
• Remaining rental balance
• Applicable taxes
• Building registration fees (if applicable)
• Linen fees and taxes (if applicable)
• Security deposit or damage protection plan
The credit card on file will be charged automatically unless otherwise arranged. Guests are responsible for any increases in applicable taxes.
Credit Card on File
Guests authorize Sunset Island Sales and Rentals to retain and charge the credit card on file for balances and incidental charges. A valid credit card must be maintained at all times.
Alternative Payment Methods
Alternative payment methods may be available upon request. A $35 fee will be charged for any returned or rejected payments.
Disputes and Chargebacks
If a Guest disputes a valid charge and the dispute is reversed, the Guest remains responsible for payment under this Agreement.
No Smoking
Smoking of any kind, including e-cigarettes and vaporizers, is strictly prohibited. Violations will result in a $400 cleaning fee charged to the Guest’s credit card.
Pets and Service Animals
Pets are not permitted unless the Property is designated as pet-friendly. If allowed, a Pet Addendum must be completed.
The Property Owner may have pets on-site when not rented. Sunset Island Sales and Rentals is not responsible for allergic reactions, and no relocation or refund will be provided.
Additional Policies
• Taxes are not included in nightly rates
• Check-in is after 4:00 PM; check-out is before 10:00 AM
• Early check-in and late check-out may be available for a fee
• All properties are non-smoking
• Maximum occupancy includes infants and children
• Guests may not download software or files onto any in-home computer for security reasons
